Kauai, Hawaii 2010 December Market Statistics

Hau'ole Makahiki Hou. 2010 didn't materialize like many of us would have preferred but the month of December did see a 30% increase in sales over Dec 09 - going from 60 to 78 sales. Of the 78 sales that took place in Dec 10, 46 were residential, 10 land, with 22 condos sold. Year to date is a hearty 43% over last year, with 720 sales this year compared to 504 last year. Should I be so bold as to say the market is picking up? I think so...

For Year to date 2008 there were a mere 588 sales; 07 saw 909 transactions, while 06 and 05 were the chart toppers with 1555 and 1796 respectively. We'll get back there some day, it just won't be anytime soon.

Sales volume is also up with $65M changing hands this past month compared to $53M in Dec 09, which is a 22% increase. Sales volume for Dec 08 was only $22M, for 07 it was $52M and it was 06 that topped the charts this time with $107M changing hands. Dec 05, with $78M in sales volume couldn't even match that. 2010 saw $410M change hands, up 20% from 2009 with $340M in sales. Once again, 2008 was the "low" year with $466M in sales. 2007 saw $792M in activity, 06 was a robust $1.087B but 05 was the overall winner with $1.202B for the year.

Median sales price is down from 09, with Dec 10 posting a residential median of $509,500 compared to $545,000 in Dec 09. This is a 7% decrease. Land was also down, going from $283,950 in Dec 09 to $282,500 in Dec 10. Condos fell the most, with $370,000 posted as the median for Dec 09 which is quite a bit higher than the Dec 10 median of $255,000.

The MLS stats show a total of 16 sales in 2009 with a median sale price for condos of $370K but my search only showed 15 units with a median of $315K. As for Dec 2010, the MLS stats show a total of 22 sales with a median of $255K but my search only found 21 sales with a median of $165K. Go figure:
