Sales Volume & Market Activity Down…Average Sales Prices Increase

In 2010 Wakefield’s Residential Listings volume increased by 2% over the previous year.  There are currently 112 homes listed, 63 affording water front or water access.  Back on the market, pending sales, contingent sales, expired listings and withdrawn listing from the market were all down when compared to 2009.  A good note – while the overall sales volume was down the average sales price for residential homes increased by 21.9%.  If you take into consideration other property types to include commercial and vacant land the increase yields 22.8%.  This is a positive direction for all parties involved or soon to be involved in the market.  The market appears to be moving in the direction of strength and improvement.  Out with the old – in with the new!

2010 vs. 2009 Year End Residential Market

  • New listings increased by 2%
  • Back on the market listings decreased by -9.4%
  • Available properties under contract decreased -20.4%
  • Contingent Sales decreased -3.5%
  • Listings that expired prior to a sale or transfer decreased by -5.1%
  • Properties withdrawn from the market were down -7.5%
  • Properties that SOLD were down -12.3%
  • Days on the market were reduced by -1.9%  or 3 days
  • Average SOLD price increased by +21.9%

2010 vs. 2009 Year End Residential, Condominium, Commercial & Vacant Land

  • New listings increased by 3%
  • Back on the market listings were reduced by -33.9%
  • Available properties under contract decreased -18.9%
  • Contingent Sales decreased -1.5%
  • Listings that expired prior to a sale or transfer decreased -21.4%
  • Properties withdrawn from the market increased by +25.5%
  • Properties that SOLD down -10.3%
  • Days on the market were reduced by -.9% or 23 days
  • Average SOLD price increased by +22.8%

  5. 95 North Shore Road, Wakefield | Sold $405,000. | 90% of list price | 27 DOM
