This is another one of those frequently asked questions from buyers. Whether I meet you in line getting groceries, at an open house, or if you stop by and request information about a listing on my website, I will ask you to schedule your home buyer consultation. This is the first step in the homebuying process and it must be completed BEFORE we see any houses.
So, what will you learn in a home buyer consultation?
A home buyer consultation serves a dual purpose. It gives you, the buyer, the opportunity to interview me AND it gives me a way to observe you and see if we are a good fit. For example:
Do I answer your questions in a way that you can easily understand?
Do you give me honest answers and ask questions if you do NOT understand?
This is all part of determining if I am the agent for you. You will receive an overlook of the home buying process and you will understand all of the things that I do behind the scenes to make your dream of owning a home a reality!
1. We will spend a lot of time going through what you are looking for in a home.
We will discuss:
--your time line for moving
--your likes and dislikes
--the homes that you have already seen and what you liked or didn't like about them
--the price that you feel comfortable paying vs. what the bank claims you can afford (believe it or not, this is not always the same!)
--the home buying process
--and so much more!
2. If you have not met with a lender, I will suggest that you do so before we meet. If you already have your pre-qualification letter, we will know the price that you want to pay and the terms that we need to make it happen for you. Having this already done before you start your search also means that if you find the home that you want, you can offer right away and not risk losing it to another buyer that is better prepared!
3. Lastly, I will explain to you how I get paid. I will explain that each of us has our own set of expectations and communication is the key to our success. If you drive by a for sale by owner, you promise to call, text or email me the address and phone number and let ME call to arrange for a showing with the seller. I will explain appointed agency and you will understand my job is to make sure that I represent you to the best of my ability.
At the end of our consultation, you will know if you want to work with me or not....and hopefully, we will come to the same conclusion. If not, there are no hard feelings. Sometimes, people are just not meant to work together. The home buyer consultation is the best way to find out!
4. Now we get to the fun stuff!
Once we have figured out what you THINK that you want, we will sit down at the computer together and I will show you how I will find homes for you on the MLS. No secrets here, I will not hide listings from you! We will narrow down our options based on our list of must haves and settle on the top ten that we want to go and see first. We will continue through this process of elimination for as long as it takes for you to find the one...you will know it when you see it! There is no set number that you must see in order to make a good decision. I have had lots of buyers that looked at dozens of homes only to make an offer on the first one that they saw!
After all, you are getting ready to make the single largest investment that a person makes in their life. Shouldn't you take an hour to find out what that agent is going to do for you? That is what I thought too.
