Wolfeboro – Increase in Residential Sales Volume & Average Sale Prices!

Wolfeboro’s Residential listing data reflects a slight increase in overall inventory by 3.2% when compared to 2009’s year end stats.  There are currently 154 residential homes available for purchase, with 34 listings offering waterfront or water access.  Sold properties are up 28% and average sale prices are on the rise by 43.6%.

When you add in other property types to include; commercial and vacant land the annual increase yields 32.3%.  This is the strongest indication that the slow and turbulent markets of the past three years may be returning to a place of balance.  It continues to be a buyer’s market and for those potential buyers who were waiting for the market to bottom out…it may have passed at some point in the last year.  Cash remains king when it comes to new purchases – If you’re in need of financing the process of approval remains stringent and the time it takes for final approval can be lengthy.  Patience is definitely a requirement for today’s loan process.  It can’t be stressed enough…buyers are best served when they have their “ducks” in a row – in advance of the search, selection and application process.

2010 vs. 2009 Year End Residential Market

  • Market inventory increased by 3.2%
  • Back on the market listings are up 16.6%
  • Pending Sales are down 9.2%
  • Contingent Sales increased by 37.6%
  • Listings that expired prior to a sale or transfer increased slightly by .9%
  • Properties withdrawn from the market increased by 9%
  • Properties that SOLD were up 28.2%
  • Days on the market were reduced by 24% or 42 days
  • Average SOLD price increased 43.6%

  • Back on the market listings were up 9.3%
  • Available properties under contract increased 4.3%
  • Contingent Sales increased 29.5%
  • Listings that expired prior to a sale or transfer increased by 5.7%
  • Properties withdrawn from the market increased 27%
  • Properties that SOLD up 23.6%
  • Days on the market decreased by 21 days or 10.3%
  • Average SOLD price increased by +32.3%
