When you choose to work with a REALTOR® to get your home on the market, you should know a few basic things, especially here in Maine, to make sure your home is getting all it can!
First is the weather changes here quite often. As they say here, "If you don't like the weather, just wait a few minutes". If you decide to put your home one the market in the winter where we typically have snow, it is a great idea to also have pictures WITHOUT snow so buyers can see what the yard would look like. The opposite it true too, I don't personally like seeing a home with snow in the pictures in the middle of the summer! If the home is close to one of ski areas, sure, it may be a good thing to have a picture included to show the snow scene! bottom line....ake sure your pictures show off the home as best as possible. So when a buyer sees it online....it leaves them wanting more.
There is plenty of space now in the Maine MLS system to show off every angle of the home and more. I have found it necessary at times to include pictures of amenities near the home, maybe a ski resort that is close...some recreational waters that are close, etc. Before, space was limited to only 8 pictures in our MLS. That made it very selctive on which pictures to use. Now, we can have up to 25 - WOW, that's a big change.
With that said, I don't like seeing homes that are still on the market and only 1 picture available. That's just not putting our best foot forward. We live in the age of the internet empowered consumer. We are used to having tons of info available at our fingertips. When Buyers can not get this info, sometimes they just move on to the next home. Don't let that be you!
Virtual tours. Tons of programs out there for your agent to make one for your home. If you are not getting these from your agent, ask WHY, or find one that will do this for you!!! The agent's job is to work for YOUR BEST INTEREST! Quite often this seems to be approached as the opposite!
Get Involved!!! Not to the point where you are telling your agent how to do their job, but a good agent will be keeping you up to date anyway, letting you know about showings, following up to get some feedback (good or bad) and passing that along to you. This is YOUR home being sold, find out what's going on. What can you do to help? Trust your agent, but make sure you get basic services like these and more!
