Yesterday was the first broker tour of the new year in San Carlos and surrounding communities. Properties on tour were sparse. I check specific San Mateo County cities where I work, and there were 45 properties on tour, instead of the more typical 85-110. And most of those were re-tours of properties that have been on the market a while. It will take us a week or two to get back up to speed!

As I do weekly for a number of communities, I checked all San Carlos real estate activity regardless of tour status. Here's what I found entered into our multiple listing  service for single-family homes in the City of San Carlos:

32 - Active listings

21 - Pending sales

 8 - Sales closed since 11/15/10

The Active listings range in price from $2,799,000 to $519,000; the median price is $944,000.

The Pending sales range in price from $1,925,000 to $399,950; the median price is $858,000.

The Closed sales  ranged in sales price from $1,350,000 to $715,000, with a median price of $812,000. Of the 8 closed sales, 3 sold over asking.

Lottie ~  These are very interesting stats!  I was especially interested to see that several homes sold over the asking price -- that's good stuff!!!

Tish, while not the norm, homes selling for over asking does occur -- 3 out of 8 is a pretty good ratio!

Cece, statistics are dry, but it's also interesting to pick out trends by town, neighborhood, and price. Happy New Year!
