Don't sell the little guy short

I don't mind doing rentals.  I know that a lot of agents don't want anything to do with them, but I was trained to embrace rentals due to the potential they possess to become future home buyers, not to mention hopefully link into their sphere of influence.  And, I just enjoy working with people...

Needless to say when I received a message this morning from a fellow associate asking me if I could help someone find a rental (under 1k per month) I hesitated, more like came to a screeching halt.  I'm doing the math in my head and realize what my take home would be and how much time I may have to put in to it, not to mention the skyrocketing gas prices.  It just didn't seem worth it.  I should spend my time cultivating buyers and sellers.it's your world

I really like this agent and know that they would not turn me on to a client unless she felt they were serious as well as show some future potential, so I called her back.  I'm glad that I did...

This potential renter had just returned from the Middle East, are active duty and working on their college degrees.  They are from this area and are interested in a list of home they can review and pick a few to go see.  They are low-maintenance, qualified renters.  But more than that, they are people just like you and me.  In a certain phase of their lives that we have all been in at one time or another.  As active duty military (I am the spouse of an active duty member) you can't always buy a home when you transfer to another duty station.  Sometimes you just need a temporary home (as Carrie Underwood would say) until you are ready for a new phase of your life or career.

I am happy to help them find a great place to call home while they further their education!  The amount I make isn't the most important thing, the people are!  The commission is just the bonus, and when it's not up to par, you make sure you work hard and strong for them and hope they refer you to people they know.

Pamela - Our brokerage doesn't allow us to work rentals. I am not sure I would if they did. I just don't think its right for me. Good luck with your business and 2011 success!

Pamela, good for you!  I agree with you.....these renters now will become buyers later.  I have been in this business for a good many years, and have been through good times and slow times.  I have NEVER thought that I was "too good" to work with ANYONE.  It usually doesn't take more than a couple of showings to secure a lease for a renter, and you come away with a few hundred bucks.

Good for you.  I love helping renters.  I heard so many agents talking about getting part-time jobs when the market turned, but they were still turning their nose up at renters.  Rentals should have been their part-time job.  At least it was in the same wheelhouse.

I have never understood agents who aren't busy who won't help renters!  When I first started out, it was a great way to learn more about neighborhoods and houses.  As Chris Ann said above, doing rentals consistently is a heck of a lot better than a part time job - at least it is relevant and helps with RE skills.  Good for you in having the right attitude!
