Michigan's Mood Improving...can our Future be Far Behind...

Michigan is ON the Move .......  Keep holding UP that arrow.....soon it will stay up on it's own.

Interesting things are happening around here--Michigan, that is;

...Local News TV Reports are speaking of the 'new' , 'improved' or new & innovative events around;

...Polls of recent date seem to show that the citizenry here in Michigan are looking to a better future;

...Both Macomb & Oakland County Commisiomers have begun their respective first meets of the new year;

Today's Detroit News  reported on a Detroit News Local 4 Poll:
...results show a bent toward more accountability from educators,[tenure tied to student achievement]
    strongly support = 48%          strongly oppose = 18.5%
...one plan for  health coverage for state workers;
    strongly support = 39.2%      strongly oppose = 22.3%  
...a 5% cut in total compensation for state employees
    strongly support = 35.2%      strongly oppose = 29.3% [note: Governor Rick Snyder has not made a specific
    proposal on this point];

Housing Market Trends  for 2010:

The Macomb Township Chronicle of Jan. 6, 2011 has a feature article by Christa Buchanan.  For the full article see:

In this article a number of local Metro Detroit REALTORS are quoted.  It appears that the those active in this story are in agreement that things are pointing up and that there are' glimmers of Hope' that '09 results will be seen to have continued in '10. 

Various posts here in the Rain have indicated that, though slow or slower than '09, the numbers seem to show growth in regular sales.  There are reasons put forward for that phenomena  such as the Number of foreclosures:
in '08 [locally] were at 52,000:
in '09
[locally] were down to 37,000
while a normal market [locally] would be at 18,000, the trend for '10 is the lessening of foreclosures.

Has the Market 'bottomed-out' ?
Has it stabilized?
Are the buyers now moving up to sales of regular homes?
If it's a true bottoming-out, will this be stable?

One perceived negative is the fact that fewer homes sold in November '10 than in November '09,
the original expiration date for 1st time Home buyer Credit was set at the end of November 2009.
Therefore the November sales in '10 are sales made without any tax-credit program incentive.

The 'jury' is still discussing what is taking place
...general consensus is that for the Low to Moderately prices homes there appears to be some appreciation;
...upper-end Homes are selling, but with some contraction in price.
...more buyers are seeking the home that is move-in ready as opposed to the 'fixers' that come
    in foreclosures;
...the median price of homes sold has gone up--meaning that upper-end homes are being sold too.

Michigan used to be listed in the top 3 of states with the most distressed properties;

The main issue that can, could, or will continue to impact the housing market locally in Michigan and around the Nation is the Jobs market with concurrent unemployment rates still high.

For our state,  the fact that our new Governor is from the Business-environ; strongly centered in Jobs, job growth, & private sector involvement / encouragement--Michigan may actually see positive job growth within the private sector. then the housing market will reflect this growth.

   Michigan's Keys are in Hand.

Dan...that is so true; am thinking that part of our Michigan situation can be pointed toward the media hysteria of years past--when the adage of "prophecy fulfilled" worked so well.  Now to read some of the same reporters / reports one can see a switch in wording; simple shifts as mood improving, or working together, & of course, DC [Pres. Obama] choosing to court the Business sector.
If that is what it takes--fine, we here in Michigan can use that helpful direction,

Steve...oh yes!!! They are funny  except when they & their words are so faithfully followed.  It seems that the immediacy of technology is working against those who not only desire to 'control' what is reported, but also When it is reported. 
Do you think that "they" really want to know what the citizenry thinks.  Actually, all "they" have to do is sign in or join web sites that promote educated folks to write & converse via the Net--without following political correctness tenants.
