Norco California ( the city I live in ) has a great First Time Homebuyer asstance program. Below is a brief description of the program. 

NORCO FIRST-TIME HOMEBUYER

This down-payment assistance program is available to eligible moderate-income families or individuals seeking to purchase a home in Norco. Maximum amount of assistance is $80,000. Loans are for 30 years, 3% interest. Other restrictions apply.

Thanks for getting this blog group started, Doug. The first-time home buyer, low-to-moderate workforce buyer is my target market, too.  With prices where they've been and incomes slow to keep up, these programs are invaluable tools to help buyers experience the many benefits of homeownership.  Being on the board of directors for Habitat for Humanity/Rogue Valley, as well as an Instructor for Hud's "ABC's of Homebuying" here in Medford & Grants Pass, OR I see first hand the demand there is for these assistance programs.  I'm off to our Habitat's Annual Dinner/Silent Auction event, but will be back to post the details for the programs I am familiar with soon - takes some time after twelve years of gathering details for the many different options!

Karen, Thanks for the post, I posted this elsewhere to as I am trying to get others to join the group so we can get this discussion going. So if we get the group Creative Financing, Grants Deal Closers to grow and get this discussion going we may even save a few agents jobs too. It is definately time to use creative financing and especially these under utilized programs to make home buying affordable again.

Doug, great sharing!  We are just a few cities away here in Long Beach and they have some local help as well.  The first time buyer programs really are great!  Do you use your local program with programs like CalHFA?  Just curious as we really use them for our clients.
