Yes they will put a hold on that check!

Your all ready to close and move in to your new home and everything is in place. Hold the phone! You had the checks from the company holding your portfolio sent to you and you are going to deposit today so they can wire funds tomorrow. Well that is great.

When told banks will hold those checks until they clear and that can take from 5 to 7 days they are serious.

Do they care you have been a customer at their institution since 1928? No!

Do they care that your brother works for them? No!

Do they care that you are suppose to close on your home in 2 days and title needs the funds? No!

 The point being they will put a hold on the check and you won't be closing on time. When you are depositing a check from one institution to another no matter how big or small the company, your bank will put a hold on the check until funds are cleared.

So make sure to get the check to your bank in time for it to clear so you can close on time.

I often wonder just how much "free" interest is being made by whom, when money floats for a while.  Like someone above mentions... she writes a check and the money is gone that night from her account, yet it doesn't seem to appear in the payee's account for a day or two or ten. 

In our little county, if the certified check didn't come from a local bank (as in the actual same town as the title company), it isn't considered collected.  They don't take cash, either.  When I do a cash deal, I don't even bother with earnest money (no Oregon law says you have to have it), and have my buyers pay everything at closing via a wire transfer.  They put their cash in their own account as of release of any contingencies, that way everything is already "collected" and ready to be wired to escrow at the right time.

Before your eyes pop out at that, most of these cash deals are for inexpensive building lots, although I did have to deal with the guy that counted out $48K in cash, $100 bills, on my desk one day.  That was an interesting process...

And yet when my clients went to consolidate funds in advance of closing so they could have them all in one place and ready to wire transfer the lender had a fit and we spent 2 weeks documenting the source of the funds to get the loan back on track.  My advise have it all together before you get the loan and then Wire Transfer it to escrow.

Great reminder! On our far away island recording (aka closing) also happens a few days after the signing & we always make sure that funds are wired instead of having  checks written. Aloha!

Yes - and if they are Canadian make sure to tell them to add the fees charged in this country for the wire, otherwise, it holds up closing as well.  This is usually a $15 charge!

Great point!  And, when buyers say they have cash- bank wants them to prove it instead of using it as mattress stuffing.

Jim.. It is amazing how some people forget this point.  That is why I get deposit checks up front, and if more funds are need I *stress* this point so they will remember.  Great post, thanks for sharing.

Liane: You are so right no major changes in credit and also don't have too many companies checking your credit as in shopping for a car loan and 4 credit checks.

Jim,

As the mortgage originator handeling all the financial questions and issues, I feel it is my responsibility and duty to notify the buyer well in advance of what is required of him/her.

As soon as I have calculated the amount required needed, I inform the buyer and have him/her bring that amount plus an additional +/-5% in the form of a cashier's/bank check as well as a personal check just for good measure.  In other words, if I calculate they need $50,000, I'll have them bring $53,000 in a cashier's/bank check plus personal checks.

There is no hold time for a cashier's/bank check and the buyer will get the overage back at the closing directly from the closing agent.  

 If your LO is not doing this as a matter of course and standard business practice, it may be time to have a "discussion" with your LO.

This is definitely something we should remind our customers about, but your assessment that the length or breadth of the banking relationship doesn't matter is incorrect. My bank never places a hold on my deposits regardless of the amount and the funds are available immediately.
