How to Interview Charlotte Real Estate Agents

Seller AwarenessChoosing a professional real estate agent can be a very imposing task.  This person is responsible for finding your new home or selling your home, guiding you through the home inspection process and negotiating a good price and terms.  These are important tasks that should be taken seriously.  That’s why finding a skilled real estate agent is key to a successful real estate transaction. 
Here are several tips for interviewing Charlotte real estate agents:

  • Ask all agents that you interview, the same questions so you can compare their answers and ability to communicate.  Write out your questions so you don’t forget any, and take notes during the interviews.  You think you’ll remember what they say, but the specifics will begin to blur as you interview the second and third agent.

  • Ask the Charlotte real estate agents how long they've been in business and how many homes they’ve helped people buy and sell during the last year.  An agent with experience is a very valuable asset but, with the current fluctuations in real estate, an agent with recent experience is even more valuable.   Also ask how long they've been helping people buy and sell homes in the area in which you want to live.  You want a real estate agent who is truly an expert on that neighborhood.

  • Interview your agentGet at least three references of past clients from each of the Charlotte real estate agents.  Then follow up with those references.  Ask a variety of questions such as:
*What was it like to work with the agent? 
*Would you work with him or her again?   
*How knowledgeable was the agent?
*What was the best thing about working with the agent?

Debe, great suggestions for sellers and buyers. I think most don't even realize they should talk with a few agents before getting started. It's only when they realize it's not working that they dump their first agent and try to find someone else. I think that's what contributes to the negative sterotype about real estate agents. If people would interview agents, realizing the value and importance of a good real estate agent, they'd be happier from start to finish. I like what Steve (#9) added, too!

Thanks everyone!  Steve, that's a great suggestion too!  I also have discovered that reminding them to do a search on each agent who they are considering works well.  It's so sad to get a seller who has had a previous agent who makes alot of promises and they didn't think to do that.  Then, they realize that their only online marketing of their home has been on the sites that MLS feeds to!

It sounds to me like you are being awfully hard on those of us just getting started. Did you do your clients a bad job when you were first getting started? Or did you work hard with enthusiasm, and rely on the experience of your managing broker to make up for any lack  of experience you had. I believe just because your new does not make you bad. In fact new agents have the most  up to date training fresh in there mind, many of us are very enthusiastic about a new challenge, and also because we are new we have fewer clients and can spend more time on each one of them. Sure experience ia a asset, but is NOT the only benefit a agent can offer........Brad

Debe - Great list of questions only sometimes sellers will hire an agent based on chemistry between them.  You're questions don't account for this and it is a major factor.  It's equivalent to the emotion that goes into a buyers choice of home purchase.

Great point!  I don't believe I singled out new agents but, let me be clear, some new agents are more knowledgeable than older ones!  I have JUST had recent experience with that very thing.  Some of the older agents who haven't sold alot these last two years can't compete with newer agents who have closed, even just a couple.  

I would advise you working with an experienced agent and piggy-backing off of their experience.  Have them go to listing appointments with you and share their experience with the sellers while you share your knowledge and customer service standards.  That is what I did to get started and it worked beautifully.  The sellers knew that I had the support of the experienced agent and also that they had MY undivided attention!

That's a great method for comparing apples to apples. Recent experience is invaluable, but I'm glad your comments mentioned the benefits that new agents can offer as well.

I generally agree with what you said.  One thing I do point out to people I speak to his that sometimes agents in large firms can fudge stats based on a group or a brokerage they are part of.  I work alone.  I am not going to have the same kind of numbers as a team of 5 or 6 agents.  I stress service, responsiveness, and personal responsibility.
