These days the customer is King of the Mountain. The customer has tons of resources available to them, from MLS-IDX to aggregators that deliver property listings to them while they lounge in the privacy of their homes.

The consumer can research all aspects of their potential real estate purchase via the internet, school district ranking, crime statistics, locations of amenities and the popularity of the local coffee shop.

Having all this information doesn't necessarily guarantee it's accuracy nor does it mean the consumer understands it.

Very few consumers purchase real estate frequently enough to know much less understand all the nuances of the transaction.

Asking peers or relatives to explain isn't the best solution either.  The solution to digesting all this information so readily available is to consult with a professional who deals with it on a daily basis, a local REALTOR.

It should come as no surprise a local, full-time, experienced REALTOR will bring valuable insight, experience and knowledge to the table.

The customer will always be the King of the Mountain, but will reign well because he hired people who know their business and can explain, guide and protect him as any good consultant would do.

You are so correct. I have one buyer, that does all her research online, and she got the deed of trust on a property and thought that guarantee meant that the property had full HOA rights. Well this is a difficult buyer, and I had to explain to her that she needed to be more informed of the language associated with a real estate transaction.

Kristal, your mountain goat image and story is beyond perfect. It is one thing to be the king or queen of real estate information. It is another to navigate the market without an experienced Realtor showing them down the mountain path.

Good morning Kristal,  The customer is the king of the mountain but they do need to be guided.  I like the fact that my customers can look up what they like and give me clues as to the area and likes and dislike.  It nice to let them know they have hire the right agent to close the deal on their dream home that they had a part of finding. .....Make it a great day.

Kristal - What a wounderful photo.  I saw a herd of mountain goats when I was in the Valley of Fire last summer but was not close enough to get any good pictures.
