3550 Hoyt Road, Boyce, LA

This listing at 3550 Hoyt Rd, Boyce, LA 71409 actually resulted from my showing the home (twice to the same people) and leaving my business card on the kitchen bar.  I showed it first to the lady and her son, while her husband was working in Afghanistan.  She liked it and wanted her husband to see it when he returned to the country two weeks later. 

In the meantime, the listing expired.  The husband was monitoring the listings on realtor.com from Afghanistan and noticed this listing disappeared.  He called his wife and asked her to see what happened to it.  I checked with the listing agent after noting it had expired, and he indicated he was relisting it, so I told him I would be showing it again. 

To my surprise, the homeowner called me direct.  Since the listing had expired, I was free to speak with him.  He said he was NOT going to relist with the same agent.  I told him I planned to show it again in a few days, but would not solicit the listing until we could see if my clients wanted it in fairness to his former agent.  We found the listing through his former agent placing it in the MLS, and in a small market such as ours, most of us try to get along.  I told him if my clients decided on something else, I would like to list his house, if he indeed was not going to relist with his former agent.  He said I deserved first shot at it since I showed it twice and now knew the house.

My clients decided on another house, and the homeowner called me again to come out and list the property.
