Did Your Last Agent Use The MLS Tools Available To Them?
JUST ONE PHOTO?
Our local MLS provider, Metropolitan Regional Information Systems, Inc., allows users to post up to 30 photos for every listing. It is simply amazing to me the number of agents that neglect the use of this very important service - do agents really only take 1 photo of the property?
After reviewing the list of expired listings this morning it is unbelieveable to me how many agents are not posting anymore than a photo of the front of the home. Today's consumer wants to see photos! They are starting their search on-line and spend a lot of time choosing homes to look at on-line before they ever call their agent. Plenty of buyers tell me that if there are no interior photos they skip right over to the next listing. The comment I hear the most: No photos of the kitchen -- next!
I am not saying that every listing in the MLS should have 30 photos, but it is very important to give a buyer a reason to call on your home and photos are one of the most important ways to do that. It would seem to me every agent out there would want to make the phone ring on their listings...this is a very easy way to help increase the chances of your home being seen by a much larger audience.
I list and sell homes in the following areas:
