Sometimes it takes many times for seller's to understand that in today's market - we have savvy internet buyer's who are not buying only on emotion - but also want a fair deal. No one - not even your Aunt Mildred is going to buy your home unless it is based on FAIR MARKET VALUE.
And how is that determined? The other solds in the neighborhood and the active listings. HOWEVER, an appraiser and any buyer and any smart realtor will base their offer price on the solds rather than the active homes - because those homes actually sold! When you are buying a car and 2 dealers have it listed for 1 price and another dealer has basically the same car listed higher - which one are you going to buy or even take the time to deal with?
