It is frustrating sometimes to be a buyer. I get that...there are so many sites out there that are ridiculously outdated. For example I had a buyer client that sent me 20 homes that they were interested in viewing. Problem was....all of them but 2, meaning 18 of them, were already SOLD, not just pending, but SOLD. Some in fact, had been SOLD and CLOSED for several months. How does this happen? Well, there are many websites that receive the initial information from the MLS about the listing, but then the website is never updated to reflect when the house went sale pending, or it expired, or it sold to another buyer.
So, the question today is What are the Best Ways to Search for Available Homes Online?
There is no better way to search than to hire a professional REALTOR® represent you in your home search! This is because after you have been pre-qualified with a lender and you have met with me for your initial home buyer consultation, you will have access to the MLS, or Multiple Listing Service through your personal webpage that I will create just for you!
We will determine your search criteria and everytime that a new listing is added that fits your search, you will receive an immediate notification of the new listing, including the photos that the listing agent provides, and the ability to have a message window to me to ask further questions about these properties. The MLS is the most accurate search that you will have access to online. You just have to remember that the MLS is only as accurate as the information that the listing broker provides. There are agents that do not report that a listing is sale pending right away.
Sale pending means that the sellers have accepted an offer on their home, but it is pending the inspections, financing for the buyer, appraisal and clear title. Until the listing agent changes the status of that listing, it will still show as active on the MLS.
One of the best online sites for home searches is Realtor.com. This site is updated daily through the individual MLS systems, so again, it is only as accurate as the broker's information that is provided, but since it is constantly updated, it is correct in most cases.
Remember, most buyers start their home search online and there are many websites where you can find homes that are for sale. A professional REALTOR® will be able to provide you all the information that you need about any property that is on the market, including ones that are NOT on the MLS, such as homes that are for sale by owner.
