Pictures and Selling your Home - Excuse my Rant!

Please - Someone - Tell me I am wrong!

I am of the opinion that when you are selling a half-million dollar home - yes $500,000 - that you take the time to market the propety properly.  In my humble opinion this means taking photographs that are worthy of a $15,000 commission.

Every day I look on the MLS to see what new has hit the market.  It never ceases to amaze the quality of marketing my peers are putting out there. 

As a buyer the first 2 things you look at are the price and what the property looks like.  So let's give them the benefit of the doubt that they are pricing the property to sell.  Then let's move to the pictures:

Picture 1: Front of Home  Picture 2: Fireplace

Picture 3: Nice Couch  Picture 4: Nice kitchen

It looks like the iPhone has struck again.  The primary picture is grainy and does not showcase the home in any way. 

Picture 2 shows a Fireplace?
Picture 3 shows a Couch with bad lighting?
Picture 4 shows the kitchen table - and is that a jacket?

Please someone tell me this is acceptale to promote a $500,000 home (where you will be making $15,000) with pictures from a iPhone - or worse.

I am of the opinion that pictures must be of the highest quality - and if the weather is bad that day and the skies are grey - come back!

You can pay $150 for a professional photographer to come out to your listing and take pics and a virtual tour.   Is this just laziness or greed?

Agents:  When you are posting pictures of a propety remember you are not only marketing the home - but yourself as well.  The quality of what you present is a direct reflection of your ability.

Sellers:  Do not let agents get away with junky pictures.  Buyers have the ability to preview your home online - and they do so with the pictures provided by your agent.  If your agent does not have this part of the marketing down - they I would be very concerned about their other abilities to sell your home for top dollar.

It is OK for the agent to take their own pictures.  I got tired of paying $150 per listing when I was listing 30 homes a year.  So I bought professional equipment and produce pictures like this:

Buyer look at pictures first.  If you have heard the expression "You never get a second chance to make a first impression:" - then take it to heart.

Marketing Makes the Difference - and you don't have to have a multi-million dollar home to have excellent pictures.

So true!  If the pictures are bad, online users will likely pass right on by.

You have to wonder sometimes if the sellers even look at the information in the MLS to see how their home is being marketed.

We always have a 40-50 picture virtual tour shot by a professional photographer.  As well, we insist on a mostly sunny day.  Pictures in the rain or a cloudy day do NOT work for marketing a home. 

No excuses to not get good pictures.

You're missing your calling.  You would be a perfect school teacher or movie critic.  Are your pictures better than mine? Perhaps, but not bragging material.

Adam,

You are asking a very good question. Do sellers every look at how their home is presented online. There is no excuse for poor photography when you can even get a decent image with a phone. Sorry, I will qualify that - you have to be able to see and compose a decent image. If not, it is best to hire a professional. Or perhaps, the seller should hire a professional agent!

I agree with you, however I don't think it should just be $500,000 listings, all listings deserve quality pictures!  As agents we all owe it to our clients to provide them with top notch customer service, by under servicing a listing not only do our clients loose, but so doesn't our industry.

You have hit upon one of my sore spots - I am totally mystified by how agents continue to get by with such cheap, shoddy work.  Some of them really need to raise the bar - they are doing their sellers a grave disservice!

My sore point as well. The one that gets under my skin the most..Primary photo of the front of the house shows the cars parked in front of the house.

My son's agent took pictures in the kitchen of his rental with the cabinet door open and cleaning supplies sitting on the counter. I guess he asked the cleaning lady to just step aside for a minute while he got his shot.

Adam --- a post that should be a must read for all agents.  The listing pops up on the multiple listing service NEW LISTINGS and we find: 

  • toilets(yeah---we know they are in the room, do we need to see?)
  • the cat on the kitchen counters looking into the sink with dirty dishes
  • the bedroom with unmade bed and clothes thrown around with the empty closet doors wide open

Yes, you only have one chance to make a first impression.
