The Dreaded Home Inspection

The offer was made, and the contract has been accepted, but a potential deal breaker still lurks- the buyer wants a home inspection.  Home inspectors are not the seller’s enemy they are hired just to report on the condition of the home. If the home has been well maintained there shouldn’t be a problem.


Buyers typically request an home inspection to determine any major issues, but many of the home inspectors can pick a home to death.  The inspector will examine every inch of the home prior to closing for defects or imperfections.

No home is without imperfections, but if a problem surfaces that is of great concern, it could be costly to the seller or cause the deal to collapse. Many times the buyer and seller work out the details by deciding who will pay for the repairs.


Here are some of the most common defects revealed during the home inspection

ü  No Ground Fault Electrical outlets near water access.

ü  Dripping Faucets and improperly installed water heaters

ü  Missing Drip edge or damaged shingles

ü  Rotten Exterior wood exposed to long term water exposure

ü  Poor upkeep on cracking, peeling, or dirty painted surfaces, decaying/caulking around doors, windows and bathroom tubs and showers

If your planning on selling your home, it would benefit you by doing a walk thru and repair most things which could be preformed with little money and not much time. It could be the difference between a happy buyer and a deal going south.
