  We had this "help" once from a short sale seller divorcing who really was trying to sabotage the sale...it took a court order to get her out of the house during showings....help ...yicks !

Great post! For the most part I totally agree, and it's nice to have "back up" from other agents for those folks that want to argue about it. However, I have had several homeowners of these rural small farms, and one 3100 acre ranch, that I actually asked to be tour guides. And it has worked wonderfully. They helped me show the property exactly the way they showed it to me, were there to answer questions immediately about how a particular piece of equipment or wiring or whatever worked, and they were some of the best showings I've ever been on. Did they sell? No. But it wasn't for the touring... these are specialty properties that really, honestly, might never sell in today's market.
