Sunshine Is My Secret Selling Weapon, Teamwork Is My Best Closing Tool

I have to go way back in my memory bank to remember when I sold a property on a dark and dreary day.  Sunshine really is my secret selling weapon!  I admit we Californians are spoiled when it comes weather--we expect lots of sunshine accompanied by balmy temperatures.  Showing property in the rain is a foreign concept in this southern region of the Golden State.  We like our houses illuminated by the natural glow of the sun.

 

Light enhances not only the interior of a dwelling, but also the mood of the house hunting team--buyers and agents.  Showing a house on a dark and dreary day presents definite challenges; I've never had a buyer tell me they want a dark house.  Showing property with a team member is an excellent way to overcome dark interiors.  Two showing agents allows one agent to move quickly through the house turning on lights and opening drapes.  The other agent is free to stay with the prospective buyers, pointing out features and answering questions as they arise.  Ditto for turning off lights and locking up.

 

With a little teamwork and lots of light, whether natural or artificial, we increase the odds of a buyer walking out with a favorable opinion of the property and in the mood to write an offer if the property is a good fit.

That is really neat Norma. Unfortunately for us there are times that it is overcast for many days in a row. I even own one of those special lights to help boast my serotonin or what ever it is. Just used it yesterday and the day before as a matter of fact.

I agree that the customer is always more relaxed and happier with better weather and it is so much more fun to show property. Yes, your weather is awesome and right now I could use a good dose of it as we freeze at 23 degrees........brrrrrrrrrrrrrrr!  I guess it could be worse I could be in GA in the snow.

That picture looks so welcoming.  And it is so true.  We always have to apologize her when we show homes on a dreary day.  Thank goodness they are rare.

Sunshine is my weapon for everything.  We are spoiled in California with it, and we have a few dreary days, but our jobs become so much easier with gorgeous skies and warm air.

Norma, I remember several years ago when we had not a day of sunlight for over a month.  That was a challenging period, but we had some luck upping the wattage at our listings.  Not quite green, but hey!

Bob -  When I lived in cold climates I always planned a trip to the tropics the end of Jan. or beginning of Feb.  It was the only way I could make it through those dark days of winter--I need sunshine!

Elizabeth -  Weather has a huge impact on mood, not to mention the "showability" factor of homes.

Patricia - The right light bulb makes a big difference--I've been known to change out a few to brighten dark spots in a house.
