It is a really great thing when you come to a point in your relationship with your clients that they trust you know what they want. Of course, they need to know what they want first, but once they do you are on your way.
I have a buyer that I showed several houses to, and before she starting working with me, she saw several homes on her own. Why these agents didn't snatch her up, I'm not sure, but thank you to them for leaving her for me. She's a pleasure to work with, knows what she wants, and isn't afraid to walk out of a house with only one foot in the door. Yeah for me!
Well recently she went out of town for several weeks and a home came on the market that she had never seen. Granted, she had seen a model, and a similar unit, but not this specific home. She knew she wanted it, if it was in decent shape. We moved quickly, or shall I say I moved quickly to see the house and have since ratified a contract sight unseen. I know most of you are making that face that doesn't look so good in the mirror thinking what a risk on my part. I don't see it that way. I realize that it can be a gamble, but as we all know, there are contingencies in contracts that allow for the things we may not have control over. So what did she have to lose? The property, that's what. We missed it once, and because she trusted me to handle the situation, we didn't miss it twice.
