great synopsis of the past couple of years in Pismo.

the average sales price is very dramatic for Condos/ PUD's and Homes. Pismo is seeing some new construction and condos are a big money maker for the small town. there are still a few brave builders and there will be a few new condo complexes on San Luis Ave and Price St.. They will be listed from the mid-700K to the low-800K.

I fell the Pismo beach market staying flat with buyer interest in the area returning in the Spring and into the Summer. I'm optimistic for the area.

Prices have definitely been affected in the Pismo Beach area.  The next year will be interesting for the market there.  For the folks waiting to buy the vacation or second home of their dreams - now may be a good opportunity.  Pismo Beach is a fantastic community and a great place to relax.

Thanks Susan! End of the year reports are my favorite!  There have been some major price recessions in Pismo Beach.  These are the price reductions people have been waiting on for years!

Hi Tni, wow, you do not have a lot of short sales in Pismo Beach. In my area, and it's only 1 town, has almost 70 which is 30% of the listings on the market. Your market report is easy to understand and consumers love that!

TNI:  One of my most happy childhood memories was digging for clams in Pismo Beach with my uncle Remi!  Great post for Pismo Beach residents to have this comparison of 2009 and 2010 home sales data!

Hi Jackie - Not a lot in Pismo Beach but there are many in the surrounding areas.  I think there may be more in the year to come too.  Also, these are just the ones that closed, they don''t include the ones where they failed to come to terms with the lender. Short sales are here to stay in our market I'm afraid.   Tni

Thanks Jane- Looking at two years worth of data really helps to identify trends!   I don't think I've ever dug for clams at Pismo but I have eaten some great clam chowder!
