Bank employee? You may not be able to buy that short sale property.

For agents who have buyers that are bank employees:

If a buyer is an employee of a bank, submitting an offer on a short sale property that is held or serviced by that same bank can be viewed as a conflict of interest. 

I recently had this occur where the bank revoked the short sale approval on a property one week from closing due to a conflict of interest.

The bank's view is that the employee can have an unfair advantage whether they know someone in the liquidation department, somehow find out what is owed, or what the investor might be willing to accept.  The spouse of the bank employee cannot purchase the home either.

If you have a buyer who is a bank employee and is interested in purchasing a short sale property, find out if the mortgage is held or serviced by the same bank your buyer works for. 

The bank may or may not provide an addendum warning bank employees of possible conflict of interest in a short sale transaction.  The employee needs to review the specific guidelines in their employee or policy handbook.
