I love for sale by owners. I have for years. Maybe I like the challenge. Maybe I like the owners telling me no, no, no over and over again; who knows. Either way, I love them. Today, I was browsing through the MLS, getting a feel for the FBSO's that are listed on there and the approximate time they stay listed on there, through their flat fee rate.

Let me cut to the chase. There is a home in Cecil County, Md. in a great location, on a great lot, with great potential. Buyers would have snagged this on up ASAP, IF........ It was not a fsbo. If this home was priced accordingly, marketed accordingly, and the sellers were educated on hoe to get their home sold, it would have been gone in the BLINK of an eye.

Instead it has sat on the MLS for.............. 710 days. Yes, seven hundred and ten days. 710 days with 27 fuzzy pictures which show the owners lovely outdated furniture, and in the remarks the "stone fire pit" and "amish made gazebo" are detailed.

FSBOS please, please, please let me do my job. These sellers have sat on this home for 710 days with a tax bill of over 3,000 dollars a year and who knows what of a payment, with a home that is totally salable. It is a great rancher, on a bit of acreage, with a lovely pond. Awesome. But instead, they choose to highlight their 1970's pics, and firepit that pop pop built years ago.

Yes these things that may be important to the sellers; most of the time, are not important to the potential buyers. I make all my FSBO's a deal. If you are not happy with my services, you can cancel with me at any time. I want to make you happy, and get your home sold for the most I can possibly get in the least amount of time. If your FSBO is a no go, give me a call!

Love it! I have had a lot of luck with FSBOs too. Some take a little more time and effort, but are worth it, especially when they are sell-able and just need some different approaches. Mostly investors and unqualified buyers it seems look at FSBOs, so they get frustrated quickly, which is understandable.
