Sale volume rose dramatically across the board, while average prices declined modestly.
There were 116 San Marcos homes for sale at the end of December with a Contingent status, i.e., homes with offers awaiting approval from the short sale and REO lenders, 9% less than last month (another decline). These homes are included in the overall Active stats since they are still considered active until the approvals are obtained.
At the end of December 2010 the San Marcos real estate market had 438 homes for sale (26% are contingent), 2% less than in November. This represents an inventory of 5 months for attached homes (down from 5.1 months) and 4.6 months for detached (down from 4.9 months at the end of November) based on the current rate of sales over the last 6 months.

In December we saw 100 homes come on the market, 3% more than last month. The number of homes going pending in December (25) was substantially less, by 73%, than the number of pendings last month
