Quick Fixes For a Leaking Roof

Home Repair - House Buyers Tipp City OH: If you have purchased an investment house or have just moved into a home you bought and the roof is now leaking, you’ll have to do something quickly to stop the water from coming in before it creates a much bigger problem. There are a few things you can do to stop the leaking until you can get a proper repair done.

Quick Fixes For A Leaking RoofIt will depend on what type of roof you have on the house. If it is comp shingles with roofing paper you’ll need to do something different than if the roof is metal with seams. First, know what kind of roof is up there. When you buy the house, you should know this or at least have it in the property detail sheet.

A metal roof with seams may leak if the seams become a little loose or if the screws loosen up. Usually the metal panels are put down and they are screwed into the plywood roof or into the old roof it is intended to cover up. The screws used should be sheet metal type and have rubber rings to help keep out the weather. Most often, there is also a bead of silicone or other waterproof seal around the screws where they enter the roof. After a time the screws become loose, the rubber bushings dry out and no longer provide a good seal, and the caulk dries out because of exposure to extreme weather.

Carefully go to the roof above where the leak is coming through. You may have to go into the attic if there is one, to find out just where it’s leaking. The leak may be coming from higher up on the roof above where the water is entering the house because, of course, water runs downhill. Inspect the seams and determine whether or not they are intact. Inspect the screws to see if they are loose and check the rubber gaskets. Tighten the screws down if they need it and place a fresh bead of roof caulk silicone around the whole screw.

This will give you a good seal until you can get a roofer or you have the time to inspect each and every screw and its caulking. The important thing is to keep it from leaking further until you can fix it.With a comp shingle roof you can go up and find the leaky shingle area. Either examine the shingles, find the one that’s leaking, and replace it or you can tack up a piece of plastic sheeting until you get some roofing help to repair it properly.
