I take my responsibilities very, very seriously. When I take on a new listing/buyer/investor I take on the pressure to make sure that everything goes smoothly.

If you are listed for sale...you want/need to sell your house. I understand that. Regardless of how many listings I have, you are NOT just a number. I care as much as you do!

I have a short sale right now that is scheduled for foreclosure at the end of the month. It's a great place, low priced and perfectly located. I don't understand why we don't have multiple offers by now. But.......we don't.

It's important to my seller to short sale vs foreclosure. He has past due HOA and that would become his burden. We have a great negotiator....and solid approval.

This should be selling!

This is not a very big transaction.....ie, not a lot of commission. But that's never my concern, it all balances out. My concern is always to do the best job I can for each and every client. And this is really bothering me. I know the seller is not sleeping....neither am I. I'm thinking! What to do.....we've lowered the price, we've held open houses, I've blogged and made phone calls. I've done everything I can think of....

I just want sellers to understand.....I DO feel responsible for your home sale. I don't slap a sign in the yard and hope for the best. My best is all I can offer you!

Oh, I do know how you feel!  So many listing agents do feel as you do...we want our Sellers to sell so they can either be relieved of a headache, a heartache, a potential problem or for happier reasons - so they can move on to new jobs, new lives, etc.  This sums up perfectly the frustration when a home is not selling for no good reason!  I really wish you the best on this one.

Written from the heart.  I think your Sellers probably know that you care about them.  I get that sense just from your posts!  I have had transactions that have kept me awake at night worrying about one thing or another.  I have had Buyers who are afraid of short sales even when the short sale has been approved so perhaps this is what is happening with this one.  Good luck; hope you have a quick change of events with it.

It sounds like you're doing everything you can do.  Do you get feedback from the open houses?  I comes across that you really care and if I can feel it and I don't even know you, I'm sure your client knows you're doing your best also.

Karen. I think most of us feel the same way. We take what we do very serious. My number one priority is to not let my sellers be foreclosed on. I just worked 9 months on a short sale. My commission was $106. That's right $106. The lender would not allow a commission to be paid to the selling broker because the buyer was also a broker. No matter how hard I tried to fight it they shut me down. So I paid the selling broker. That left me $106.

But the bottom line is the seller avoided foreclosure.

Karen, any listing we take on is with the best of intentions to get it sold. A short sale property should be an excellent opportunity for a buyer that is looking for a great buy, as good if not better than a foreclosure. Maybe just an all out blitz to the marketing to try and get someones attention is the answer.

I hear ya girl.  I feel really strongly about doing my best for a client - and not as much about the paycheck.  It's such an important life element we are involved in, it's hard not to be emotional about it.

Hi Karen, I agree it's not about the "paycheck" for any one individual transsaction but about the satisfaction of doing the job well as long as both parties are on the same page and working together to the mutually desired goal.    Not only is this a "good thing" but if successful can lead to referrals or just having someone say something good about our profession(always appreciated).
