Do you know the Golden Rule for viewing a foreclosed home?

If you are eating... look away now....

Whether you are a buyer or an agent, listing or selling broker or just completing a bpo, there is 1 golden rule i pass onto every buyer and fellow agent who goes into a bank owned home that has not been cleaned yet.

DON'T OPEN THE FRIDGE!!!!!





Why would i possibly share this in a blog to you, because despite my best efforts today of sharing this, a buyer agent who was previewing a new listing just had to look.

Okay seriously? I don't understand why people look in the frig anyway. Do refrigerators really look that different from each other? As a listing agent, I hate when I have to put a home on the market before the trashout and clean up are done but in the event that happens, usually the rest of the house will warn you NOT to open the frig. I have a fellow realtor who is obessed with looking in toilets. I don't know why but he does. He's crazy.

Rhonda that was my favorite thing in the fridge, good thing it was in there, who knows how bad it could have been without it... oh wait... it must of been old becuase it didnt work very well... it would need the 5 lb box

The first thing that I do when viewing a home that is not occupied, is to look into the fridge to determine if anyone is living there.

Ronald the first thing i look to see if the power and water os on, then look for a bed, then to see if closthes are in the closet or dresser drawers then lastly i would look in the fridge. I take pictures of everything to prove someone is or is not living there

On the bright side, The Surprise equates to some good Blog Fodder!

I often talk to first time buyers and mention that they will probably look at some homes where they will want to run home and take a shower, I assume this was one of them!
