Charlotte Area Real Estate Sales are Up, But Prices are Down

The Charlotte, NC area Real Estate market saw a significant 26.8% increase of sold homes from November 2010 to December 2010.  These statistics were based on Mecklenburg, Union, Gaston and Iredell counties.  Overall, we saw a 23.4% increase of sold homes from December 2009 through December 2010.

 

It appears that our Charlotte Area Charlotte area homes for saleinventory or volume of homes in the market is slowly shrinking, but the sales prices of homes are lower than usual.  It is still a buyers market which is an explanation of basic economic theory of supply and demand.

 

Here are some tips for the home seller:

  • Have your home competitively priced!
  • Have your home in good condition
  • Think about adding a home warranty for buyers
  • De-clutter closets and pantries (it is important for buyers to be able to see SPACE!)
  • Depersonalize your home so that buyers can envision themselves living in your home
  • Curb appeal.  How does your home look from the outside?
  • Have your home staged to sell.  Furniture placement and the general flow of your home is important.

When you have a showing:

  • Open window treatments and turn on lights.
  • Put any dirty dishes into the dishwasher.
  • Make the beds.
  • Put any dirty laundry inside the washing machine.
  • Wipe down counters in kitchen and bathrooms.

Jody, the increase in sells is a great thing.  I am so glad to see the increase in sales.  Let's spread the word!!!  Maybe as the inventory gets lower the prices will go up some.  Thanks for the good news!
