Are there any cheap homes available on Lake Oconee?  buyers ask me occasionally?

My recent post about the 9 homes that sold below $250,000 in 2010 reminded me to let you know that there are still just a few good deals left.  How rare are they?  Well my survey of the 207 Lake Oconee private lakefront homes currently on the market shopws that just 4 homes are priced below $250,000 - talk about a needle in a haystack!

timberlake cottage lake oconeeThis 1450sf 3BR/2BA cottage in Timberlake Cove at the southeast side of the lake is offered at just $150,000!  Its at the back of a cove with wharf dock - so views and water depth are limited - but what a deal it is! The Long Island peninsula is located near the dam, with beautiful clear waters.  This property even has a cute storage barn!

 

 

 

riverbend ranch lake oconeeJump all the way up to $230,000 to find the next lowest price home - this 1480sf 3BR/2BA ranch in the popular Riverbend subdivision.  There's a 1626sf two-story home in the same development listed for just $248,000.  Both are cove locations with wharf docks.

The best lot for the money comes with this spacious ranch in Blue Springs on Lake Oconee - the lot is in the middle of a large cove with lovely lake views and 5.5' of water at the max dock.  The home is comfortable with a remodeled kitchen, and comes with a 2 cars garage plus heated workshop, and a sun porch that spans the full lakeside - not to mention your own lakeside hot tub!

Just $249,900 can make this beautiful lake home yours. 

 

 

So what can you expect when shopping for a cheap home on Lake Oconee - be prepared to make choices about what matters to your family.  If you want good views and boatable water - be prepared to compromise a lot on age, size, and condition of the home.  If you can compromise on view and water depth, you'll get more home for your money.  Head to the quiet north end of Lake Oconee, and your dollars will go further.

Most of all, be prepared to consult an experienced Lake Oconee realtor like me, if you want to find the best values on the lake.

Thanks, Emily.  $250K represents just 35% of the AVERAGE price paid last year by buyers of Lake Oconee homes with private lake frontage. It shows that a savvy buyer who knows what compromises he/she can live with can still enjoy lake life on a budget.
