It is hard to believe that it is 2011. With the coming of the new year, we have a chance to look back at the Braemar real estate market activity for the last two months of 2010 and see how values are holding up in the Carriage Series homes. What's a Carriage Series home? That's easy. These are single family homes with detached garages. (Of course, not all Carriage home have a garage. Some homes chose to have only asphalt where the garage would normally sit.)The models that make up the Carriage Series homes are: Maplewood, Norwood, Oakdale and Parkdale.
The Carriage Series homes in Braemar have been in steady demand, no matter the state of the real estate market. During the months of November and December 2010, there were three Carriage homes sold. Two Parkdales and one Norwood. This brings the average market value for a Braemar Carriage home to $303,333. That's down over 8% since last report and down over 4% since the same time last year.
If you placed your Braemar Carriage home on the market, and priced it to current market conditions, this report tells us that you could expect your home to under contract in less than two month's time. It also tells us that you could expect a Buyer to need an average of 2% of the sales price in closing cost help.
