Updating a Home to Sell is a must if you want to get it sold. Here is a perfect example of that with this  Home Staging in St. Paul. MN

The owner is a 92 year old woman. She is a sweetheart and still sassy but had to move to assisted living. She had lived in this home for 60 years! How cool is that!

Many things needed to be updated but even on a tight budget we were able to make HUGE improvements.

First: Rip out the old, dirty and worn carpet. Show off the hard wood floors underneath! Hardwood floors are a huge selling feature and even if it isn't in the budget to refinish the floors, let the buyer see what they have to work with.

Second: Paint!! It gives the house a much needed updated look with new colors and just as important it freshens up the space.

Note: The dated paneling surrounding the fireplace was painted to match the walls giving it an instant update.

Second Note: Painting the fireplace bricks would have been a further update that I would recommend but in this case we were unable to make that change.

Third: Take down dated curtain. Having nothing on the windows is better than old!

Fourth: Bring in modern furnishings. This shows the home at it's FULL potential not leaving the buyer in any doubt how fabulous it can look.

Hi Shar - Really great transformation in this home - well done! It's astonishing how much difference it makes just to take up the carpeting and expose the hardwood floors - and then removing all those light-blocking curtains - I bet the whole house took a deep breath of fresh air.

I understand Andrew that at certain listing prices and budgets it is not in the budgets to do a lot. However, almost anyone and at any list price can afford a Staging Consultation to have a professional tell them what should be done. Many times it just takes some sweat equity and a can of paint. Ripping up the carpet and taking down the curtains in this home were like magic and most homeowners could do themselves. Then some fresh paint and thorough cleaning can put it on top.

Oh, the air was much better Judy. The homeowner had never owned a vacuum and the carpets had been in there close to 40 years. Ugh.

I wish I was in Austin too Scott. It was -27 overnight!! Unbelievable. Up to -17 when I left the house at 7:30 to workout. ;)

Amen Kathy. Alot of these things could be done by the seller for very little money. In this case because the seller was 92 should had to hire out the painting and ripping up of carpets but most sellers could do that themselves.

Shar, that was a great project!  Thanks for sharing those pictures, I love seeing the whole makeover!  That house would have sat for much longer on the market if it was placed as is.  It was soooo tired!  They will find out soon enough that that will be one of their best investments they put money into.

Wow.  What a difference.  Love that.  I have a client and told him I thought we should maybe consider taking the flimsy (but I didn't say "flimsy" to him) shutters down.  I said we need to bring in the light and these shutters are keeping it too dark in here for buyers.  He agreed.  Now after reading and seeing your blog I am certain I told him correct.
