  • Why are you selling?
  • When do you plan to move?
  • What's most important to you in this sale?  Price, speed, easy transaction?
  • How much of the proceeds of this home will you need to purchase your next home?
  • What did you like least and most about other real estate agents you've worked with?
  • What have your past homebuying and selling experiences been like?
  • Do you prefer phone or email?
  • When would be a good time for me to come to your house to meet you - X or Y?
  • How did you hear about me?

 

Separating the Question into Categories:

Motivation

  • Why are you selling?
  • When do you plan to move?

Financial Situation

  • What's most important to you in this sale?  Price, speed, easy transaction?
  • How much of the proceeds of this home will you need to purchase your next home?

Past Experiences / Expectations

  • What did you like least and most about other real estate agents you've worked with?
  • What have your past homebuying and selling experiences been like?

Personality/Style of Seller

  • Do you prefer phone or email?

Set Appointment

  • When would be a good time for me to come to your house to meet you - X or Y?

Evaluate Your Marketing

  • How did you hear about me?

Great idea. You just might decide during the "prequalify" process that you don't want to list this house, after all! A non-motivated seller is usually a non-seller!

Robert - great questions for pre-qualifying your sellers.  I might add the question:  "Are you willing to price the house to sell?"

I recently had to walk away from a seller because it was clear that their expectations on the value of their home were at least $200,000 above reality.  Another agent took the overpriced listing.  I'd rather walk away than take a listing that I know I can't sell at an unrealistic price.
