Today very few buyers pick up the the newspaper or a magazine to find a home. Why should they when they can just about find anything they want on the Internet. Plus the Internet is instant information...with no hassles. It's totally on their terms with everything simply a click away.

Newspapers and magazines sometimes have dated information and buyers today want their information current, fast and on their terms. No hassles... no high pressure sales agents.

They research towns, schools, lifestyles just about everything. Blog posts talking about why Your next home should be in Hampstead NH gives the buyer a peek behind the sign and into the feel of the community. Buyers are buying more than a house...it's a lifestyle they're buying into.

This is a very different market with very unique buyers…buyers that come armed with information.  Information that in many cases they are getting on the Internet.

This is the type of buyer that a lot of agents and sellers alike are not used to and in some cases simply don’t understand. That means marketing efforts

need to change… attitudes need to change.

This is a tough market for a seller and a great one for a buyer, but it can be a win-win for both buyers and sellers.

Can buyers find your house on the net...find your agent on the net?  Can you?

Is it important? Absolutely! If you're a New Hampshire home owner trying to sell your home and you can't find your own home on the net or your agent on the net...how do you expect buyers to?

Lets look at the numbers.

We know that nearly 80% of the buyers and I bet it’s more now, start their home search on line. In NH we know that 47% of those actually found the home they ended up buying on line. They found the home they bought on line...thats powerful.

A recent survey by the California Association of REALTORS said that 92% of the Internet buyers found their agent on line. Does your agent have an on-line presence?

Have you Googled your real estate agents name lately? Maybe you should. Google mine and see what comes up. I’m pretty much an open book. Is your agent?

In this market you need all the advantages you can get and that means reaching the potential buyers on their terms…they want their real estate their way. Knowing what "Their way" is...is crucial!

The Natio nal Association of REALTORS® publishes a yearly report on Home Buyers and Sellers, they also break this report down to reflect the individual states.

Having statistics unique to New Hampshire rather than just the nationwide statistics is a valuable tool to have.

For example did you know that the average buyer purchases a home 15 miles from their previous residence… I didn’t know that!

That means that people really don’t move very far and that the potential new owner of your home could already be living in your town.

Did you know that 89% of New Hampshire’s home buyers purchased their home through a REALTOR® Professional? 89% now that’s a huge percentage. 

 So now think about this…28% of the home buyers learned about the home they purchased through a REALTOR® Professional and 47% learned about it through the Internet.

That means that you need to be sure your REALTOR® Professional has a strong web presence!

You need to check out your real estate companies website or weblog…don’t let anyone fool you about this one. Yes the personal touch is still needed...Thank goodness! But that personal touch can be felt in the written word. Even when reading on a computer screen...you can still feel the words! Remember todays buyers want their real estate their way...we need to deliver.

Lets look at the rest of the story.
We know that:
28% of the buyers found the home they bought from a REALTOR® Professional.
47% found the home they bought from the Internet.
12% found the home they bought from a yard sign.
AND get this 2% from print newspaper advertisement.
6% from a friend, relative or neighbor.
3% directly from the sellers.
1% from the home builder or their agent.
1% from a home book or magazine.

3% come from print ads....3%!

47% come from the Internet...47% 

Where do you think your agent should be spending their advertising dollars? 

So tell me, where do you think your buyers are? I bet their surfing the web just clicking away, watching and waiting. Can they find your home…your agent on the web?

Hey Monika - GOOD ONE!  These numbers don't lie, and that's just what my experience has been for the last few years - they shop online and find their agent that way as well.  I'm still surprised at the number of agents who still throw, oops I meant spend, money on newspaper ads.  Oh well, maybe it does work for them, but I sure know where my business comes from and it's not print advertising.

Monika, Web presents is becoming more important each and every day.  Everyone that I know that has looked or is looking for a house, goes on the internet to see what is out there, even if they are working with a Realtor.  So in order for them to find us, we are in turn going to have a strong web presents or we will be out of the loop.

Hi Monika - One time I was just playing around on the computer and Googled "New Hampshire Real Estate"...does anyone else work up there! LOL  You guys were all over the place! I loved it! I think Google is so much fun!

Jay's twin and I just got back from a few days fishing at the Texas coast. I'm getting ready to write a blog and post pictures...he caught the biggest fish and expected me to clean it! Yeah right!  We had a lot of fun and really didn't want to come home, but there's always next time!

Oh man...I would never clean a fish. Yuck...but I love eating them.

I'll look for your post, I sure hope you took lots of photos.  Google is a blast and ever moving...one day we're on page one..next on page two. Sure keeps us on our toes.

I'm afraid if I had to clean them I would just throw them back! I'm going to try to get the post done tonight, but it will probably be tomorrow. I didn't take all my work with me and now I get home and I am swamped! That's a good thing though, right???

My last fishing experience

My brother had just put a fresh big ugly worm on the hook and cast the line out, he yelled duck and I did but ...it hooked me in my eye. He thought he caught a big one, he did...me! I went into shock and couldn't tell him the big one he caught was me so he kept pulling and pulling. Trying to reel in the big one.  I was on shore behind him...he never looked my way... in his excitement he kept yanking on it...by the time he figured out that what he caught was behind him and not in front of him in the water the damage had been done.

I was 12 and will NEVER forget it. In the hospital they could not find the worm..totally grossed me out! I begged them to find that thing as I figured it was inside me somewhere! LOL...what a memory.

I can barely move I hurt so bad Suzanne!

Tomorrow I plan on just doing cardio...no weights.

So far we've gone 3 times this week. We joined on Saturday but didn't go till Monday.

Monika - Yikes! I hope your brother felt really bad! I've gotten a few hooks out of Mike (none my fault!) and I know that's not a lot of fun. I can't imagine a hook in your eye! Ouch!

gym...yes Jay and I joined a cheap gym that just opened. We really need the exercise..too much blogging <gg>! Suzanne inspired us with all her blogging about fitness.
