IF WE CAN SHOW IT . . . WE CAN SELL IT!

I was on facebook this morning and there were a number of postings from my real estate agent friends indicating that they have been quite busy in the first couple weeks of January.  A number of commenters asked if people really buy homes in Maine when the real estate signs are buried in snowbanks.  The answer is, "If we can show it . . . we can sell it!"

Snow in Bath, MaineI showed homes yesterday - it was 0 degrees when I woke up (I think it got up to 17) but we haven't had a snowfall since last week, so driveways are plowed, roofs are raked, sidewalks are mostly cleared and we are good to go.  If we can get inside to look, buyers will look and they will buy.

I haven't had it happen yet this year, but last January, I was showing a number of foreclosure properties to a buyer - - banks don't do a good job of shoveling sidewalks.  We looked at one where we walked through 2 feet of snow from the street up to the front door.  Sinking into snow above our knees - - Pretty funny when you think back, and a good cardio workout, too!

Path to the door through the snowLast week, I had to take my husband to one of my listings - - the town plow did a very neat job of burying one of my lawn signs - right up to the rider - and he had to dig it out for me!   Signs on posts fare much better - - and since we rent those, I just call someone to remove them when the house sells.  I always point out that paragraph in the listing agreement to my Sellers - - it says I don't do property management, and I specifically mention that I don't shovel snow.  I've been pretty lucky in having folks plow and shovel at my listings, but I still carry a shovel in my car when I do showings in the winter . , . just in case!

Our pending sales numbers show the truth of the matter . . . If we can show it . . . we can sell it! . . .  No matter what the season or the weather.

Terry, your post makes me appreciate the tiny bit of snow we have had here in Maryland this year.  I have sold houses in the snow but not as deep as you have.

That is funny!  Luckily for the most part the snow doesn't stick around that long here in Seattle.  When it does though everyone is too freaked out to do anything, let alone go look at houses.

People have needs ...if they really need to buy a home ( for a number of reasons) they will go out buy one.

Nor - Yes, it's all about setting expectations!  I expect it will snow in the winter and if I list your house I expect you to clear the way for the buyers!

Barbara - I love the snow, and that's a good thing because we're getting even more today!

Robert - Has anyone ever told you they bought a house because market conditions (or weather conditions) were right?  No, they tell you they just got married, or have a baby on the way, or have to move for a job, etc. etc. etc.   You've got it right - It's always about NEEDS!

Terry - I expect to show houses throughout the winter and buyers expect to buy them when they need them... Hey I bought my house on Christmas Eve and I even sold one on Christmas morning at 10AM. Now that' dedication right? Snow or no snow....  Keep warm up there kiddo

Terry --- it seems to take a lot of initiative and ingenuity to sell real estate anywhere but thankfully snow isn't something we have to contend with in Southern California(for the most part).

Bob - - really, Christmas Day?  I guess it's not a holiday for everyone!  Bob, gettin' tough to stay warm up here - - 6 more inches of snow yesterday, topped off by a lovely coating of freezing rain last night!  It looks like styro-foam out there - BIZARRO WORLD.

Michael - - Ahhh yes, when I lived in San Diego, I wasted my working hours sitting in an office.  Wasn't in real estate at that time - - but what you say is the truth - - initiative and ingenuity are needed anywhere to do what we do!
