Signal Mountain real estate sales outpaced the local TN area with "closed sales" up 12.8% over 2009. While the average sale price was down slightly by -- -3.1% the median price on homes was up 8%over 2009 at $285,000.

The slight downward pressure on average sale price contributed to the increase in sales and resulted in an overall drop in inventory from 11.7 months in 2009 to 9.1 months in 2010. This translates to fewer homes on the market and a great time to consider selling!

Closed sales for the entire GCAR MLS (Greater Chattanooga Association of Realtors) were up 3.3% in 2010 over 2009 while median price was off slightly -.7%...average price was flat.

Areas where median price rose in 2010 are as follows: Downtown Condos up 15%, Ooltewah/Snow Hill up 10.2%,Signal Mountain up 8%, East Brainerd up 6.6% and Red Bank up 1.1%.
