Our Favorite Home Staging Tips, Part 3

Finally, the advance preparations are made and you've scheduled a showing. You'll need to keep the home clean and available to show at a moment's notice. Pay special attention to vacuuming, dusting, mopping, and cleaning walls, bathtubs and sinks. Shine fixtures and straighten towels. Remove any extra rugs and extra coats. We suggest keeping a laundry basket available to pile last minute "things" into, then stash that in your car.

When you're having a showing or open house, air out the house first... few residents can tell what their house smells like because they're used to it.  Consider burning a candle or using a light, fresh air freshener. Turn on all the lights and lamps in the house and open the curtains and blinds to make the place look brighter, bigger and more cheerful. Be sure to empty any trash cans and make sure any dirty laundry is completely inside the hamper.

Keep fresh flowers for a burst of color and hint of fragrance. If you have a fireplace, have a fire burning. Send kids and pets elsewhere during a showing if possible. Offer refreshments, preferably something you baked, which will also make the house smell homey.

The yard should always be kept presentable, including mowing, raking, trimming and removal of all clutter, toys, tools or garbage. During the winter, be sure to keep up with snow removal, especially the walk to the door and clean up any windblown debris.

During a showing, we like to give a quick tour of the house, then let people browse at their own speed, without us tagging along. Include a "sign-in" sheet, asking for people's phone numbers so you can follow up with them later on. Also have a Purchase and Sale Agreement available just in case. It is wonderful when you have co operative sellers that actually follow your tips. Sometimes it is difficult to do when there are young families involved. The little ones still want their toys out.

Hi Kathy,
Thanks for the compliment. Kids and toys are a challenge to get in order when a showing is coming up.  Gretchen always had an extra laundry basket handy to get the toys/clutter together then dropped it into the closet.  She also limited toy availability and cycled new toys in each week to keep the kids excited.

My wife has learned to be efficient with our moves.  It is always a bit of a pain to have to be ready to show, but the alternative of not selling is a worse alternative when the new job is in another state.  Thanks for the comment and stopping by.
