Pasadena CA 2010 Market Update South Orange Grove Corridor Condos & Townhomes

First of all, a definition of the area for this report is in order.  In my opinion, I extend beyond what some may consider the "prime area" and include all properties sold south of Colorado Boulevard and north of Columbia.   For the eastern boundary, I include Singer Park on California and all of the streets that run parallel.  The western boundary for the sake of this report is the Arroyo(south of the Colorado Street Bridge).  This report does not include any of the condos or townhomes in Old Pasadena or those north of the 210 Freeway(so does not include Orange Grove Village I or II, Continental Court or any of the developments between North Orange Grove and the Arroyo Drive).

There were 45 sales in the South Orange Grove Corridor in 2010.   At the lower end of the selling range was a a one bedroom/one bath bank owned condominium in the Singer Park area(remember when these homes were co-ops?) that sold for $270,000 in October.  The most expensive condo according to local multiple lisitng records was a penthouse condo with two bedrooms, three baths, den and fabulous terrace with 2696 square feet that sold in April 2010 for $1,325,000 in less than one week.

Collectively, the averages for sales along the corridor were as follows:

Average Price Per Square Foot:   $346.39

Average Size in Square Feet:   1938

Average Sold Price:   $674,344

Average Sales Price vs Last List Price:  98.15%

Average Number of Days on Market:  92

Hi Ginger -- the South Orange Grove corridor condos and townhomes have some of the highest average prices in Pasadena but on a dollar per square foot basis there are other areas(with much smaller units) that are higher.   Many of the complexes along South Orange Grove Boulevard(the start of the annual Rose Parade) are situated on large parcels of land which cannot be duplicated anywhere because of the high costs making the area highly desirable.
