FAQ #13 for Buyers: How Do We Arrange to See the Homes that We Like?

Once we have met for the initial home buyer consultation, we have gone to the lender for the pre-approval and we have discussed all the specific wants and needs for the buyer, we are finally ready to see homes.

We will initially sit at the computer together to determine the best homes that are in our price range, list of must haves, school district and other important needs.  Once we have determined the 10 best options, we will list them in the order of most favorite to least. 

How do we arrange to see the homes that we like?

First, we will map out the most direct route for the showings.  This will make the best use of your time and mine.  It will also make it easier to determine the time that we will need to travel to each showing.

Depending on the company and agent that the home is listed with, I will call either the showing service or the agent directly to arrange for a showing.  If the home is vacant, it will be easier to fit these homes in between others that are lived in if we are running ahead or behind schedule.  It is important that we do our best to keep on our schedule to be courteous of the hour time windows that I arrange.

I will give you a clipboard with a packet of information for the showing day.  In this packet, you will have all of the MLS sheets for the properties that we will be seeing in the order that we are seeing them, a map with all the properties listed, your notes from your webpage about the things that you liked about each home, the property disclosures and feature sheets, as well as a page for you to take specific notes about what you liked and did not like for each property.  This will help you keep them straight in your mind and you can decide if you want to narrow it to your top 3 that you need to view again.

I don't expect you to make a decision the first time that we go out and look.  However, don't be afraid if that first house is the one!  This very well could happen, since it is your most favorite house, we will compare the rest to this one.  You will still see all the ones on your list, but don't be surprised if you keep coming back to your favorite.  Nothing wrong with that!

Once we get the point where are viewing homes, it gets exciting!  You are narrowing down your options and getting to see what is out there in the market.  No harm in waiting for the perfect one if you have the time.  Call me to get started on your Cedar Rapids area home search today!  Spring is just around the corner and you will have many more homes to choose from in the next month.

I like your plain, easy to understand information here for the buyer.  The whole buying process can be so overwhelming, and it sounds like you are success in keeping them off the fence!

Karen,

I'm wondering why you don't mention doing tours of homes via the computer?  Wouldn't you / or your client save time and travel by previewing the listings via the computer first? 

I mention this because I am a virtual tour photographer.  The cost of fuel alone would keep me off the road and in front of the computer with my client.  What a great way to eliminate or qualify a listing -

@Cara-I think that having a plan and expectations of how the process will work is very important.  Buyers need to know that they cannot just call me to see a house when they are sitting in front of it.  We also go over the procedure of calling me with information about for sale by owners so that I can make the appointment and accompany them.  Once they understand how I am compensated, it is easy for them.

@Vincent-I am not sure what you mean.  My buyers narrow their search on their personal webpage by using the photos and other qualifications of the homes to determine which ones they would like to see in person.  Virtual tours have their purpose with higher priced listings, but are not very common in our area of the Midwest.  Thank you for reading.

Karen,

I misunderstood how your clients qualify the listings - sorry. 

I would like to mention that a 4 photo tour sometimes is all you really need.  I highly suggest if not a full tour then at least 4. 

I hear a lot about short sales, no photos needed.  Well, then back to my original statement, why would I drive my clients all over Nevada without qualifying them with specific listings.  I'm sure we understand each other - we just say it differntly.
