In August 2006:  Median Price for Sale was $389,000 while the average was $520,000.  SOLD Median Price was $330,000 and the average SOLD price was $417,000. **

In August 2007: Median Price for Sale was $384,000 while the average was $513,000.  SOLD Median Price was $350,000 and the average SOLD price was $402,000. **

Condos

In August 2006: Median Price for Sale was $228,000 while the average was $260,000.  SOLD Median Price was $195,000 and the average SOLD price was $212,000. **

In August 2007: Median Price for Sale was $220,000 while the average was $254,000.  SOLD Median Price was $182,000 and the average was $242,000.  **

** Remember Math Class?  The MEDIAN price is the middle price of all the prices.  AVERAGE is determined by adding all the numbers and dividing by that number.  It can be vastly different! For example, with the numbers 2,10,50,100,1000; the Median number is 50 and the average is 232.
