Arvada CO Homes - the Extreme Sales

I thought it might be fun for Arvadans to see what's up in their town, real estate-wise. Unfortunately, I don’t feel I can include the photos of these homes, since they belong to the agents that listed them. However, if you want to see them you can ‘Google’ them and they’ll probably still be found.

All told, 1,149 detached single family homes sold in Arvada in 2010.

The lowest priced Arvada home sold in 2010 went for $53,900 to a cash buyer. Cash was necessary, since according to the listing this home had ‘major structural issues’. 6174 Carr St., a 1950s ranch with basement. It was on the market for 87 days and was occupied when it sold.

homes denver to boulder arvada homes westminster broomfieldHighest price home sold in 2010 – 6 Arvada homes sold for over 1 million dollars, but the highest of all was $1,575,000. 17456 W. 69th Ave., in Trail Village West Woods sold after 236 days on the market, but was originally listed for a cool $2mill.  5,000 square feet of “WOW” plus a walkout basement. 4-car garage, built in built in 2005. Being in west Arvada, I would imagine this home enjoyed spectacular views too, but the agent doesn’t mention any and there are none in the pictures. Oh well, let me just say that if you’ve got a million bucks to spend, I can find you an Arvada home with incredible views!

Smallest home sold in 2010 – at 622 square feet, that’s still bigger than my first home! This darling 1942 bungalow sold in Old Towne Arvada for $169,000 after only 24 days on the market.  5618 Balsam St. But that home had a finished basement, so maybe the TRUE smallest home would be

8163 3rd Ave. – a 715 sq ft home built in 1902, on a double lot with incredible views, backing to ‘miles and miles of open space’.  Sold for $161,500 in 72 days.

Largest home sold in 201016254 W. 77th Lane in Happy Valley. 5,172 square feet on the main floor, this ranch style home was built in 2008 and sold for $1,450,000 after 215 days on the market.

Oldest home sold in 2010 – 11830 W. 80th Ave. sold for $114,000 after 143 days on the market. It was built in 1900, had 1,184 square feet plus a basement. This house was moved here, and the agent said it needed lots of work. It sat on 1.13 acres, and had great views of mountains and city. Who wants to bet the old house will get torn down, for a new one? I just hope they don’t put 10 homes on the land. We’ll see …homes denver to boulder arvada homes westminster broomfield
