Dashing the Dreams of Buying a Home for Sale in Pickerington Ohio...At Least Temporarily
A past client called me over the weekend with a referral. Music to my ears! I love hearing from my past clients, and there's no higher compliment than a referral. He told me that his friends, first time home buyers, had been working with a local agent, but everything had seemed to go wrong. Could I help them get back on track? I didn't know the details, but I'm always up for a challenge and truly enjoy working with first time home buyers. So I set up a time to meet with them so that we could discuss both their goals and home buying process. As we chatted, I began to realize that some of what they were telling me was not quite right. Their understanding of how the no money down USDA loan would work was lacking in details. Specifically, they wrongly believed they could use it in the area in which they wanted to live. They also hadn't factored in the costs of inspections and tests. There was a lot of information that they just didn't have.
After talking things through, they were pretty disappointed to realize that they weren't in the right position to buy the home they wanted right now. They will be soon, but just not today. They were particularly frustrated that they had been out viewing homes for months, had been so looking forward to their first home, and now their dream was being put on hold. I won't say for certain where the blame lies, but I will say that the real estate transaction, particularly in the current climate, is complicated business. This is one reason that when a buyer contacts me, I always discuss with them the importance of a home buyer consultation.
The consultation is your best opportunity to discuss your goals and work out a realistic plan with someone who does this every day. Some of your goals may be very achievable or potentially even exceeded. Others we may need to rethink or take a unique approach to. We'll also talk about the stages and steps involved in the transaction. No one likes surprises, unless it's their birthday. Knowing what to expect and having a plan will make this important life event much less stressful. Each client's experience is important to us.
