He said, " I have some leads from the open house, but I'm going to wait till Wednesday to call them..." ????? Huh????
Okay, now you've heard it from someone other than me! Call you open house prospects within the first 24 hours for maximum results!!!! JUST DO IT!
Seriously? I mean, seriously?
Have you heard agents say this? Have you said this? Really?
Why is it that so many agents fall into this trap? We spend so much time preparing for the open house... So much effort previewing homes, and door knocking the neighborhood. Licking the stamps on the mailers we are going to send... Okay, we don't lick stamps anymore, we peel them... We go through the process of understanding the neighborhood, and comps. We search out the perfect open house, from the perfect agent, in the perfect neighborhood. We enlist our spouses to drive with us while we put out our open houses, since we now seem to put out 20 of them.
We then take 3 hours of our time (on a weekend none the less) to lead generate at an open house. To FIND buyers... To FIND sellers... To GET LEADS... Then when we actually get that lead that is hot... The lead that wants us to help then NOW...
Then we wait to call them... Sometimes several days... And some of us end up not calling at all, since so much time has passed. Because maybe some of us are afraid?
If you do not call them right away, what do you think happens? Do you think they age like a fine wine, getting better over time?
Well, the longer you wait... The more they are forgetting who you are... And the more they forget you, the colder the lead.
So when is the best time to call the lead?
Right! No, I mean right away!
The longer you wait, the harder it gets for you to get yourself to call. If you have a fear of calling, then practice the scripts you need to use to help convert the lead to a new client. Whatever your fear is, learn what it is, and overcome it... Open house leads are best called as soon as possible. Some agents call that night. Some agents even try to get the buyers to meet with them later that day. Whatever your practice is, be sure to do it right away!
