Collecting Intelligence on the Home Seller's Situation to Produce a Home Buying Negotiation Advantage (Chicago area)
One of the things I recommend my home buyer clients do when considering making an offer on a home, is to make contact with the surrounding neighbors.
Neighbors will tell you all kinds of things about the home, the neighborhood and the sellers.
It also gives you a chance to decide whether you really like them! There is nothing worse than moving into a home you like - but not being fond of the neighbors.
Who knows? Maybe they are cranky or have a dog
who poos in people's yards (interview their neighbor's too!) or
something else.
Neighbors are very honest. They'll tell you everything. To make it much easier for you - we give you a neighborhood due diligence form that you, the home buyer, can use to
keep all the questions in front of you - so that you remember
to ask the right ones. There are at least 50 good questions to ask!
Of course - you'll want to ask the questions sparingly and not blitz each
neighbor like you are interrogating them! Try to make the conversation casual and
friendly.
As a home buyer - you are empowered by the growing shower of
information on the Internet - but there is no substitute for
on-the-ground, person to person intelligence collection.
Many times, the neighbors have good things to say, and they can reassure you about your purchase.
Perhaps you'll learn that one home has loud late-night parties (of course - maybe you like those, and you'll be invited!), or airline flights come over at 2 AM making noise. Who knows!?
