One of the largest developments on the western side of lower Westchester is Hudson Harbor – Tarrytown NY.   The complex is beginning its second phase but there are still some units  available in phase one for purchase.

Hudson Harbor  is located right on the Hudson River against a major portion of the Westchester’s Hudson River Walk -A trail  which will ultimately  extend the length of the county along the Hudson River when completed.  This development is a combination of luxury townhomes as well as condominium flats. Interspersed between the town homes will sit a complete community including shops and dining – creating  complete mini-community on the Hudson River.  Included in this package is a complete fitness center, a large out door pool both for residents only as well as guest houses for residents who have visitors.

Hudson Harbor – Tarrytown  is part and parcel of a massive effort to reclaim the riverside for residential and community use .  Public monies including a complete renovation of the train station have been committed and the end result will be a wonderful walkable community on the river – Just steps from Metro-North.

No matter where you look there are spectacular views – Looking south there is the Tappan Zee Bridge and the Manahattan skyline and looking north there is the Kingsland Point and the lighthouse as well as spectacular sunsets on the Hudson River.

The townhouses – resemble the New York City townhouses and remind me a great deal of Georgetown in Washington DC.  These are beautifully done with respect to the facades, layouts and amenities.   Mixing the modern open floor plan with a strong element  of old world charm and attention to detail has been done without the awkwardness that I have seen in other developments.

The condominiums
– both phase one and phase two – take their lead from famous Blue Hill restaurant at Stone Barns in nearby  Pocantico Hills.  The stonework and woodwork on the facade is very very impressive and gives the building a striking appearance seldom found modern condominium complexes.

Current Listings at Hudson Harbor – Tarrytown:

Phase one Condominiums are all but sold out – though Phase two is on its way.   Stay tuned for more information. The current listings consist primarily of luxury town houses. ranging in price from $1,000,000 to $3,100,000.  The square footage for these homes begins at 3283 sf to 4008 sf.  Each home is four stories with 3 full baths and a powder room.  They include a roof deck and an unfinished attic which can be finished for even more living space.  The kitchens are top-of-the line with  very open floor plans.

On these listings, the taxes are ranging from just under $14,000 to  $16,908.  The common charges range from $444 to $542 per month.


Recent Sales History at Hudson Harbor:

Townhouses:

Like many new developments not all sales end up being reported on the MLS – but recent reported sales include town homes ranging in price from $1.6 million to $2.5 million.   All were 3 BR units with 4.5 baths.  The square footage for these sales range from 3942-4520 sf.  Square footage, location within the complex as well as the views account for the variation in price points

Condominiums:

Phase one of the condo complex is all but sold out.  The MLS recorded sales included 2 BR units only which sold from between  $635,000 to $700,000 depending on  square footage, views and location.  The square footage ranged from 1274 – 1563 sf. on these sales.

Cost of Living at Hudson Harbor – Tarrytown:

Currently there are several townhouses on the market ranging in price from $1,000,000 to about $3.1 million.  Asking prices once again depend on square -footage, location and views within  the complex.

The common charges on the town homes currently for sale range from from $444 $542 per month which given the size and luxury of the properties is extremely reasonable. With the taxes ranging from just under $14,000 – $16,908.  Monthly costs (not including STAR deduction) range from roughly $1611 – $1951.  Property taxes are of course deductible.

For the condos  which sold in 2010 the common charges ranged from  $172-$211 per month
The property taxes ranged from $5734 – $6593 but this information may be slightly dated.

This combined with the energy efficiency of a green community creates a cost of living that is very reasonable for the area.

The Commute to Manhattan:

The Tarrytown to Manhattan commute is 38 minutes by express train on the scenic Metro-North Hudson Line.   Tarrytown is a major stop along the Hudson Line and and express stop – so the community is well serviced.  Although the Tarrytown to NYC commute is  a short one  you can easily find yourself a world away with some of the finest walking trails, historic landmarks Westchester has to offer.  Yet you are still within walking distend of  and high-end shopping and dining.

The Commute by Car:

Tarrytown has convenient access to most of the major throughways  of Westchester County.
Access to Rockland County and New Jersey is just across the Tappan Zee Bridge on I-87 north.  I-87 south provides easy access to Manhattan.  The Saw Mill River Parkway and Sprain provide easy access to points north and south in Westchester Putnam, Duchess and the Bronx.  The Saw Mill provides access centers such as  Danbury CT, due east and the proximity to I-287 is key to an easy commute to other points of the county that are due east.  White Plains NY is just about 15 minutes away.  For a map of Westchester Parkways and Interstates – click here.
