One of the keys to being a successful listing agent is learning when to say NO.  As much as we would like to help every seller there are times when unrealistic expectations in our current market makes us have to walk away from a listing.  It's tough but every listing costs us money and time and a smart business person knows how to maximize both.

Actually, my job as a Wrightsville Beach NC REALTOR® is to help Buyer's and Seller's attain their real estate goals.  Of course, I can understand your confusion.  The media, and some less-than-stellar Agents, have done a fine job convincing most people that REALTORS® are more along the lines of snake oil salesmen than professionals.

I love listing homes!  The challenge of pricing it just right, marketing it, seeing the looks on the faces of Buyer's when they realize it's THE ONE!  It's one of my favorite aspects of this job.

But I don't take every listing I'm offered.  There are a myriad of reasons I might turn down a listing, from the plain obvious to the not-so-clear.

1.  If the comparables call for one price range and the Seller insists on listing well over that range, I'm going to turn that listing down. 

2.  If the hPicture of Prudential Laney Signome needs repairs or tlc and the Seller refuses to do them or price accordingly, I'm going to turn that listing down.

3.  If the Seller is going to make showings difficult, I'm going to turn that listing down.

4.  If the Seller is difficult during the pre-listing interview, I'm going to turn that listing down.

When a REALTOR® lists your home, they spend an inordinate amount of time and out-of-pocket monies, hoping to see a return when the home sells.  If I don't believe your home is going to sell, or is going to take more time or money than I am comfortable with spending, due to any of the reasons listed above, then I won't list the home. 

Obviously, there are no guarantees your home will sell, even if you take every bit of your REALTORS® advice.  But, by working together, and making good use of your REALTORS® experience and expertise, you'll have a much better chance of seeing SOLD on that sign!

Cindy - great reblog! The key to being a good listing agent is to ONLY take the listings you think are going to going to work and that means the seller has to be willing to work with you and take your advice. If that isn't going to happen, move on and don't waste time!
