Did you want to know the new hotspot in the Tri Valley area? It seems to me that Dublin is slowly picking up steam in comparison to San Ramon.

A recent slew of buyers all enquiring about Dublin, took me on that side of town where people wanted to move. Dublin Ranch definitely seems like the new destination for buyers who want to stay closer to the freeway, shopping and amenities. School ratings in Dublin Ranch are fairly good and younger families want to move there.

New construction is well-priced; Dublin city is giving the city a facelift and drawing more residents. In the wake of the downfall, the prices tumbled the fastest in Dublin out of the Tri Valley cities and it was the first one to stabilize. Compared to Pleasanton, San Ramon and Danville, Dublin is still very affordable.

There are proposed developments by Pacific Union and the city of Dublin, that may go up between Fallon Road and Croak/Doolan road, going east on 580. The city of Dublin is conducting a study to annex this land to build a nearly 2000 home active lifestyle senior community.

I happened to visit a new community with one of my client’s just last weekend and was blown away after seeing a 3000sq ft townhome priced in the upper 600’s !! Tri level single family homes are in the upper 600’s to low 700’s. The HOA was a higher than the homes in San Ramon but the amenities like a club house and parks gave it more appeal.

So, should I safely assume that Dublin Ranch is going to be the new hub for buyers? Only time will tell. If you are in the market to buy a home in Dublin Ranch, please contact Rama at 925.698.1815 or email Rama for more details.
