2010 was a solid year for Venetian Village and even showed slightly stronger numbers than 2009. There were 15 total sales for the year with only 6 being distressed. Compare that to 2009's 14 total sales with 9 of them being distressed and thats a nice swing. Some other numbers in the positive direction were a decrease in the average days on market from 104 to 94. The highest sale for 2009 topped out at 241,000 while 2010 recorded a high sale of 263,000. Median sales price also slightly increased from 182,500 to 185,000. Not a big swing but when adding up everything that I touched on, as well as the fact that most of the homes that had defective drywall have now been sold and or remediated, 2011 has a very strong outlook.
