I'm glad we saw the house again, and I'm glad we didn't write an offer.

I showed a couple 5 houses Tuesday and 5 houses Wednesday.  On Wednesday we found a very nice home that they decided they wanted.  The kitchen was fantastic, the living room and family room were spacious, and the bathrooms were exactly what they wanted.

There were a few negatives.  The size of the master bedroom was a little smaller than they wanted and the backyard was also smaller than they liked.  We decided to think about it for a day and then go see 2 others.

I didn't tell the couple this, but I scheduled another showing for the house they thought they wanted right after the 2 others yesterday.

Guess what?  They didn't like it the second time.  It was the same house, but it was like they were seeing it for the first time.  

The fantastic kitchen was fantastic because of  how it looked.  Ceramic tile back splash, stainless steel appliances, and granite countertops were nice to look at, but after further review the kitchen wasn't as functional as it could be.

The spacious family and living rooms were TOO spacious.  They realized that their existing furniture wouldn't come close to filling the rooms.  They were just TOO big.

The smaller backyard that they were willing to deal with looked even smaller this time around.  With 2 medium sized dogs they realized that it just wasn't big enough. 

Of course I like writing offers and closing deals...  but I like happy clients more.  If they would have purchased this house they wouldn't have been happy living there, and that isn't good for anybody.  I'm glad we saw it again, and I'm glad we didn't write an offer.  Let the house hunting continue!

Im a great believer in taking the clients back to the house they are considering putting an offer in on. Especially when you are showing 5 at a time... a lot of clients get confused as to what they saw in what house. Good for you! Im glad to hear that :)

Smart on all ends. Smart to schedule the re-showing in case they did like it, and smart for you all to realized they did NOT like it. The client is the deal, not the house.

Jared--I always try to get people in at least twice before writing an offer.  It will either look better the second time, or not so much.  Good post!

This type of attitude is one that every REALTOR should have.  I would be comfortable referring any client to you knowing that their best interests would be at the top of your list.

I think you did the right thing and maybe even dodged a bullet...sometimes when a buyer is teetering an agent will give a nudge and in they go...then when they are well into the deal the remorse sets in.  You did good.  You did right and good for you!
