The Monterey Hills area is a very desirable setting...convenient yet hidden away from the hustle and bustle of a more congested lifestyle.  You will find people strolling the walkways of the community with dogs in tow.   Located within the city limits of Los Angeles, the community is a collection of condominums and townhouses plus one 16 unit single family home development. 

Most complexes feature a community pool and spa.  Some offer sport courts, gyms, recreation rooms and other amenities.  Depending on location of the home, you may have hillside or city light views.

With close proximity to Downtown Los Angeles, Pasadena, the Valleys and Westside, Monterey Hills is a great location for a home purchase.  If a home purchase is not the right direction for you at this time, a lease may be a possibility.  

Sizes of units available in Monterey Hills are condominiums(one level) with one bedrooms/one baths, two bedroom/one bath, two bedrooms/two baths, two bedrooms/den/two baths and three bedrooms/two baths.   Some of the two bedroom/two bath homes have what is commonly called a split master floor plan with bedrooms flanking the public rooms with a bedroom and bath on each side and ideal for sharing.

Townhomes have their own individual garage and typically multiple stories.  They feature either two or three bedrooms with two or two and one half baths.  Some have a small rear garden area and most have multiple balcony or outdoor areas.

Currently there are nine leases available.  They range in price from $1550 for a two bedroom/two bath home to $2100 for a three bedroom townhome in Fremont Villas.  A highly upgraded two bedroom/one bath unit with two expansive patios is available in Temple Terrace at $1695 or $1995 furnished.   Of course, many owners lease their homes without the use of a real estate professional so this list does not reflect all leases in the community as well as those homes that remain leased with the same tenants.

Thanks for your comments Dale.  Due to its convenient location, Monterey Hills is a desirable location for lots of people.   The lease market really picks up in late Spring as residency programs are announced for USC School of Medicine which is an easy and quick drive from the community.

One thing I’ve never understood is why someone would pay more in rent than what they could buy a home for, even a condo. Of course, it usually is about that pesky down payment, but once you start renting and buying everything for your new abode, you rarely save up enough for a down payment. You have to win the lottery, get an extraordinary bonus at work, marry rich, or inherit.

Russel, there can be many factors when someone decides to rent versus buy --- timing, job insecurity, a temporary crash pad after a break-up.....and of course the financial situation comes into play.
